What makes him special: Last year Kildea began holding monthly investment seminars targeting “average people,” he says—teachers, doctors, police officers, anyone with some money to invest. The seminars cover everything from how to buy a house with only a couple of thousand dollars down to how to set up a limited liability real estate investment company. The result? Kildea’s volume more than doubled in 2002 to $10.5 million.
How he moves buyers from seminars to sales: “I sit down with them on a one-on-one basis and put together a plan based on current market conditions and how aggressive they want to be,” he says.
Practicing what he preaches: Kildea and has created several investment-oriented LLCs. The two foremost deal with buying and selling foreclosures and other distressed properties and with acquiring land for future development.
