Biggest Brokerages Based on Sales Volume, Transactions

The brokerage landscape is rapidly changing, with “the influx of vast amounts of capital combined with maturing technology” helping to restructure the buying and selling process and the way real estate companies operate, according to T3 Sixty, a residential real estate research firm. T3 Sixty notes in its newly released “2020 Real Estate Almanac,” a 450-page annual report that offers up a snapshot of leading brokerages, brands, and technology, that “many companies founded in the last 10 to 15 years have grown rapidly and are realizing disproportionate market share growth.”

For example, firms like Compass and eXp Realty, founded in 2012 and 2009, respectively, both have grown their annual sales volume over five times between 2017 and 2019, leading all brokerages in growth during this period. Compass realized its rapid growth through acquisitions, while eXp Realty grew more organically with a lucrative recruiting model and lower commissions.

T3 Sixty’s Mega 1,000 list shows the industry’s largest brokerages are increasingly capturing more sales volume and transaction sides. In 2019, the top 1,000 brokerages handled nearly half—48.92%—of total sales volume in the nation, according to the report. Further, the top 1,000 brokerages completed nearly two in five of the nation’s transaction sides.
